A washing machine in a beach rental works a schedule no family machine sees: every towel and sheet in the house, washed in a four-hour window between checkout and check-in, all season long. What sand does inside a washer
Sand doesn't dissolve; it travels. It settles in the outer tub, scours the pump impeller, and collects in the drain filter until the machine stops draining on a Saturday with guests inbound. The fix is mechanical and quick when it's just the filter — and a pump replacement when years of grit have chewed the impeller. On rental accounts we clean drain traps as routine maintenance, because a five-minute filter service beats an emergency call at turnover.
Sunscreen is the other tenant
Sunscreen and tanning oil bond to gaskets and detergent drawers, feeding a gray film that mildews fast in a humid closed-up house. Gaskets get wiped and inspected on our visits; the ones past saving get replaced before they start marking the linens — because gray streaks on white rental towels generate guest reviews nobody wants.
Volume kills suspensions
Turnover loads run big and wet. Bedding wads off-balance, the machine walks, and suspension parts wear in dog years. When an owner tells us the washer “sounds like it's taking off,” we rebuild shocks and springs as a set and level against the floor — rental laundry closets are rarely square, and a machine leveled to the cabinet instead of the world walks again by July.
